Almost every FishHawk listing shows two recurring costs, and buyers ask us about them on nearly every showing. They are paid to different entities, they fund different things, and they can change your monthly budget more than a small difference in price.
The HOA: a private association
The homeowners association is a private organization you join when you buy. Dues pay for covenant enforcement and architectural review, common-area landscaping, insurance on shared property and reserves for future repairs. You pay the association directly, monthly, quarterly or yearly depending on the village.
The CDD: a unit of local government
A Community Development District is a special-purpose government created under Florida law to build and maintain community infrastructure: roads, stormwater systems, water and sewer, lighting, and in FishHawk the clubhouses, pools and trails. Its assessment is not a separate invoice. It appears as a non-ad valorem line item on the Hillsborough County property tax bill.
A CDD assessment usually has two pieces:
- Debt service. Repays the long-term bonds that built your section. It is fixed for that parcel and goes away when those bonds are paid off.
- Operations and maintenance. Pays for upkeep of the amenities and infrastructure. It is set each year.
That is why an established section of FishHawk Ranch can carry a noticeably lower CDD than a brand-new section a mile away, even when the homes look similar.
What the fees buy in FishHawk
The fee structure is what pays for the amenities people move here for: multiple clubhouses and pools, splash pads, tennis and pickleball, sports fields, playgrounds, dog parks and a long network of paved trails. Amenity access is not identical everywhere. FishHawk Ranch West has its own HOA, CDD and amenity centers, and some nearby communities only share the FishHawk name. Confirm which amenities a specific home can use before you compare prices.
Get the real number before you offer
- The tax bill. Look up the parcel on the Hillsborough County Tax Collector site. The non-ad valorem section shows the current CDD assessment.
- The HOA disclosure or estoppel. Shows current dues, pending special assessments and how healthy the reserves are.
- Ask us. We pull both for every home we show, so your monthly budget is real before you write an offer.

Quick answers
Do all FishHawk homes have both an HOA fee and a CDD assessment?
Most homes in FishHawk Ranch carry both. The HOA fee is billed by the association. The CDD assessment appears as a non-ad valorem line on the Hillsborough County property tax bill.
Why do two similar FishHawk homes have different CDD amounts?
The CDD assessment includes a debt-service portion that repays the bonds used to build each section. Sections whose bonds are older or paid down usually carry a lower assessment than newer sections.
How do I find the exact HOA and CDD for a specific address?
Look up the parcel on the Hillsborough County Tax Collector site for the CDD line, and get the HOA dues and any special assessments from the association estoppel or disclosure. We pull both for every home we show.
