FishHawk Ranch Villages Compared: Starling, FishHawk Ranch West, The Preserve and More

FishHawk is not one neighborhood. How the villages differ in age, lot size, fees and amenity access, and which nearby communities only share the name.

By Danielle and John Plumstead · Updated October 2026

People say "FishHawk" like it is one neighborhood. It is really a master-planned community of many villages built over more than two decades, plus newer communities nearby that use the name. Homes a mile apart can differ in age, lot size, fees and which pools and clubhouses you can use.

The main areas

  • The original FishHawk Ranch villages. The earliest phases, built mostly in the early 2000s. Mature trees, established streets and generally older CDD bonds.
  • Starling at FishHawk. A later section with its own clubhouse and pool in addition to access to FishHawk Ranch amenities. Homes are generally newer and larger.
  • The Preserve. Larger lots, many backing to conservation land. The most private setting in the area.
  • FishHawk Ranch West. A separate, newer development with its own HOA, CDD and amenity centers. It includes a mix of single-family homes, townhomes and villas, and Encore, its active-adult section.

Names that show up in FishHawk searches but are separate

  • Hawkstone and Creek Ridge Preserve: newer communities in Lithia near FishHawk, each with their own fees and amenities.
  • South Fork: a Riverview community that sometimes appears in the same search results.

"Near FishHawk" and "in FishHawk Ranch with FishHawk Ranch amenities" are different things. Listing photos will not tell you which one you are looking at.

What actually differs between them

  • Fees. HOA dues and CDD assessments differ by village and by phase. See the HOA and CDD guide.
  • Amenity access. Which clubhouses, pools and fitness centers a home can use.
  • Home age. Roof and AC age drive insurance cost and near-term maintenance.
  • Lot size and what is behind you. Conservation, a pond, a trail or another home.
  • Commute. Which side of the community you are on changes how you get to I-75 or Brandon.
  • School assignment. Set by address, not by village name. See schools and verify with the district.
