Moving to FishHawk and Lithia, FL: A Newcomer's Guide

Commutes, what FishHawk Ranch is, hurricane season and how to plan a house-hunting trip, from a military family who has relocated more times than we can count.

By Danielle and John Plumstead · Updated October 2026

We have moved our family across the country more times than we can count, so we know what you are trying to figure out from a laptop three states away. Here is the honest version of FishHawk and Lithia.

Where it is, and the commute

FishHawk Ranch is in Lithia, in southeastern Hillsborough County. It is a true suburb: roughly 25 miles to downtown Tampa and a bit farther to MacDill Air Force Base and Tampa International Airport. Brandon has the closest big-box shopping and the mall. The main routes are I-75 and, toward South Tampa, the Selmon Expressway toll road.

Our advice: drive your commute at the hour you would actually make it before you commit. We do this with relocating buyers, and for military families we map report-time drives to MacDill. More on that on our military moves page.

What FishHawk Ranch is

FishHawk Ranch is a large master-planned community developed from the late 1990s on. It is known for its trail network, clubhouses and pools, parks and sports fields, and for schools built inside the community. It is laid out more like its own small town than an extension of Tampa. Read how the villages differ and what the HOA and CDD fees pay for.

Schools

Hillsborough County Public Schools assigns students by home address. Several schools sit inside FishHawk Ranch, and Newsome High School offers Advanced Placement and the Cambridge AICE program. See our schools page for the list and how to verify a specific address.

Growth

East Hillsborough has been one of the faster-growing parts of Tampa Bay for years. That brings new schools, shopping and services, and also more traffic on the same main roads. Plan for both.

Hurricane season

Hurricane season runs June 1 through November 30. FishHawk is well inland, so storm surge is not the concern it is on the coast, but wind and heavy rain are part of living here. Read our insurance and flood zone guide before you buy.

Planning a house-hunting trip

  • Call us before you book. We will narrow the villages and towns that fit your budget and commute so the trip is not spent on the wrong areas.
  • Get pre-approved first. Sellers here expect it, and it tells you your real ceiling.
  • Plan two or three days. One to tour areas, one to see homes, one for a second look or an offer.
  • If you cannot come, we tour on live video and tell you what the camera does not show.

Quick answers

How far is FishHawk from downtown Tampa?

Roughly 25 miles. The usual route is I-75, with the Selmon Expressway as a toll option. Rush hour can add a lot of time, so test the drive at the hour you would actually commute.

How far is FishHawk from MacDill Air Force Base?

MacDill is across Tampa in the southern tip of the peninsula, roughly 30 miles away. Most people use I-75 and the Selmon Expressway. We map real report-time drives for PCS buyers.

Can we buy a home in FishHawk without visiting first?

Yes. We do live video tours, attend inspections for you and can coordinate remote or mail-away closings where the title company allows it.
